Roof replacement layers and decking in Jenks

When leaks, worn shingles or repeated repairs point toward replacement, the important question is what the next roof needs to correct. A new covering can only perform as intended when the decking, drainage details and roof penetrations support it.

Tear-off exposes the base so damaged decking and old connections can be addressed. Underlayment, edge metal, flashing and shingles then form a connected system. At a wall or chimney, the detail that carries rain around the interruption matters as much as the broad shingle surface.

We help you work through that scope before a material choice becomes the whole conversation. A free inspection can establish whether replacement makes sense and identify the parts that need a closer look when the roof is opened.

When a roof needs replacement

A roof can have one damaged section without needing complete replacement. The condition around that section changes the decision.

Roof conditionWhy it changes the workLikely discussion
Isolated damage with sound adjoining materialA repair can join usable shingles, flashing and decking.Targeted repair may restore function without replacing the whole roof.

Several recurring failuresSeparate leaks may share a system problem, such as worn covering or failing details.Correcting the underlying cause rather than pricing another surface patch.

The roof replacement process

Roof shape and the selected system change the details, but the work still has to connect from the base outward.

  1. Set the scope and prepare the property

The roof area, layers, access and sensitive ground areas affect the plan. Equipment, debris handling and material delivery need space. A house with a close driveway or landscaped entry needs a different setup from a property with open access.

  2. Remove the old roof and check the decking

Once the covering is removed, the exposed base can be checked. Damaged sections need repair before the next layers go on. The agreement should explain how newly exposed decking work will be addressed rather than treating the old covering as proof the wood below is sound.

  3. Build the new water-shedding system

Underlayment, eave and rake details, flashing and the covering are installed as a system. Penetrations and roof-to-wall connections get particular attention because they interrupt the normal downward path of rain.

  4. Finish the ridge, edges and site

Ridge details and ventilation must suit the roof design. The completed roof, debris handling and remaining property concerns belong in the closing discussion, along with the applicable product and installation warranty information.

Shingle and metal roof material choices

Choose the covering together with its installation requirements and the house itself.

Asphalt shingles

Architectural shingles offer different profiles, colors and impact-rated options. The product still needs compatible underlayment, flashing, attachment and ventilation. An impact rating is a separate choice from the shingle’s appearance.

Explore shingle options before narrowing the product selection.

Metal roofing

Panel profile, fastening, trim and penetrations affect both appearance and performance. Metal has different movement and attachment details from shingles. A comparison needs to include those details and the existing roof structure, not just the price of panels.

Our metal roofing page develops the system choices and practical differences.

Low-slope portions

A porch addition or nearly flat roof may need a different covering from the steep main roof. The change in pitch and the joint between systems have to be planned together. Shingles are not the answer for every roof plane.

Roof replacement cost drivers

Two homes with similar floor space can have different roof areas, slopes and replacement scopes. Valleys, dormers, several old layers, difficult access, flashing replacement and damaged decking all affect labor and materials. A usable estimate describes those items, not only a price per shingle.

For context, Angi’s March 2026 national guide gives a broad installed roof replacement range of $4–$11 per square foot. It covers a mix of roof materials and projects; it is not a Jenks quote or a shingle-only rate. At 2, 000 square feet of actual roof surface, that national range works out to $8, 000–$22, 000 before any adjustment for the specific project.

See the roof cost guide for what that comparison includes and why house floor area cannot stand in for measured roof area.

Roof Replacement FAQs

Can a replacement fix a recurring leak?

It can when the replacement scope corrects the opening and affected roof layers. Simply changing the shingles while retaining a failed wall or chimney connection can leave the original problem. The inspection and scope need to address the cause.

Will all the decking be replaced?

Only the roof inspection and exposed condition can answer that. Sound decking may remain; damaged sections need work. Some damage is hidden until tear-off, so that possibility belongs in the scope and price discussion before work begins.

Can a new roof go over the old one?

A roof-over leaves the existing base covered and adds another layer. Suitability depends on the existing roof, loads, applicable requirements and product instructions. When damage or hidden moisture is a concern, removal provides the opportunity to inspect and correct the base. No roof-over should be assumed from an exterior look.

Does a long shingle warranty cover every roof problem?

No. Product warranty and installation coverage address different responsibilities and have terms, limits and claim procedures. The chosen system and written coverage need to be reviewed together. Our warranty guide explains those distinctions.
