The same house floor area can produce different roof areas and replacement scopes. Pitch, overhangs, intersecting planes and separate structures change how much roof there is. Existing layers, decking and flashing then change what must be done to it.

These scope differences can change two estimates even when each describes a new roof.

Removal and the retained base

Several old layers, disposal requirements and damaged decking can add work before the new covering begins. Some wood damage is concealed until tear-off. The proposal should describe how that newly exposed work will be handled.

Shape and roof details

Steep sections, valleys, dormers, chimneys and roof-to-wall connections change labor and detail materials. A simple broad plane is a different installation from several intersecting small planes. Flashing is part of that comparison, not a minor optional line.

Material, assembly and access
