Silicone, acrylic and other products are not interchangeable fixes for every roof. Existing material, slope and conditions determine suitability. A coating name alone does not establish a complete restoration scope.

It needs ongoing care

Drains, equipment service areas and roof details still need maintenance. Any applicable warranty has specific issuer, eligibility and maintenance terms. No fixed extension of service life or energy saving is promised here.

Comparing roof coating restoration costs

The cost discussion should include investigation, damaged-layer work, preparation, detail repair and the specified coating application. If one proposal assumes a dry, intact roof and another includes identified wet areas, the totals describe different work.

Restoration and replacement also retain different things. Ask what remains, what is corrected and which uncertainties are still open. The condition and scope determine whether retaining the roof is sensible, rather than a universal claim that coatings always cost less.

Can coating repair wet insulation?

No. Wet or damaged material below the surface needs its own correction. Applying a coating over it does not make the retained assembly dry or structurally sound.

Can a coating be used on metal or TPO?

Specific systems may suit eligible metal or aged TPO. Compatibility, preparation, adhesion and roof condition have to be established for the actual product and substrate.

Will a coating solve ponding water?

The drainage cause still needs evaluation. Blocked outlets, a low area or unsuitable roof geometry may need work beyond surface coating. The selected coating’s water-exposure requirements also matter.

How long will a restored roof last?

That cannot be guaranteed from a product category. Existing condition, preparation, installation, exposure and maintenance affect performance. Any offered warranty must be evaluated in its actual written terms.
